Boring is beautiful.
We buy well-built apartment buildings with conservative debt, take proper care of them, and hold them so they can pass to your children and grandchildren.
Skydiving is risky.
Your family's wealth shouldn't be.
Our approach
Invest smart. Hold forever.
EKG Capital Partners buys a small number of apartment buildings and looks after them the way a family would. Four principles guide every purchase.
Quality buildings
Established apartment buildings of 20 to 50 units, with solid construction, sound systems and good locations.
Conservative debt
We use low leverage and pay the mortgage down steadily, with a target of owning each building outright.
Careful stewardship
Planned capital reserves, preventive maintenance, prompt repairs and good relationships with long-term residents.
Held for generations
We buy with the intention of keeping each building, so investors can pass their ownership to the next generation.
The boring list
The most exciting thing we do is pay down a mortgage.
Things that excite us
- ✓A furnace serviced on schedule, before anyone needs it.
- ✓A resident renewing for their fourth year.
- ✓A mortgage statement that is smaller than last year's.
- ✓A new roof paid for from reserves, with no surprises for investors.
- ✓A quiet annual report that takes five minutes to read.
Things we don't do
- ×Development or construction risk
- ×High leverage
- ×Renovate-and-flip
- ×Short-term rentals
Slow and steady, on purpose
We're the tortoise.
Every year, rent pays down a little more of the mortgage, and every year you own a little more of the building. It isn't exciting to watch, but it's how families have built wealth in real estate for generations.
We don't chase the next hot market or stretch for a bigger loan. We would rather own a good building for thirty years than a great story for three.
How it works
From one building to your grandchildren.
We find a building
A well-built apartment building of 20 to 50 units, bought at a sensible price with conservative debt.
It gets its own partnership
Each building is owned by its own limited partnership, so you know exactly which building you own.
You invest alongside us
Investors buy units in the partnership. EKG invests its own capital in every building on the same terms.
The mortgage is paid down
Rent pays the building's costs and the mortgage. We plan modest distributions while the debt is paid down, and larger ones once it is gone.
Rents rise, and so does the value
Rents typically rise each year as leases renew and units turn over. Apartment buildings are valued on the income they produce, so higher rents can raise the building's value over time.
Ownership passes on
Units can be left to heirs or held in a family trust. For investors who need to sell, we plan liquidity opportunities every 5 to 10 years.
The terms of each investment, including distributions, fees, transfers and risks, are set out in that offering's documents.
25+Years of real estate investing
Who we are
Experience you can't rush.
EKG Capital Partners is led by a founder with more than 25 years of real estate investing, including owning and managing hundreds of units across dozens of rental buildings in Canada and abroad. EKG was built on what those years taught: the wealth in real estate comes from owning good buildings for a long time, with debt you can live with.
EKG invests in every building it buys, so our money sits beside yours.

Questions
Frequently asked
Is there an investment available now?
Not at the moment. When our next building is under contract, we'll share it with the people on the waitlist first, along with the offering documents.
Who can invest?
Our offerings are open to accredited investors, and in some cases to close family, friends and business associates. Joining the waitlist does not commit you to anything.
What is the minimum investment?
The minimum is typically $50,000, but each offering is different.
What returns should I expect?
We don't promise returns, and every real estate investment carries risk, including the loss of capital.
We target total returns to investors of 8% to 10% a year over the long term, after fees and EKG's share of profits. Returns come from three sources: cash distributions, the mortgage being paid down, and rents rising over time. Distributions are modest while there is debt on a building and larger once it is paid off.
Will you ever sell a building?
We buy intending to hold each building for the long term. The general partner keeps the ability to sell if market conditions make a sale clearly worthwhile or a building runs into financial difficulty, with notice to investors.
How do I get my money out if I need it?
We plan to offer liquidity opportunities every 5 to 10 years, with the possibility of transfers to other investors in extenuating circumstances. Units can also pass to heirs. The exact options are set out in each offering's documents.
Can I leave my units to my children?
Yes. Units can be transferred to heirs or held in a family trust. Taxes may apply, so speak with your own tax and estate advisors.
Why "boring"?
Because the things that build lasting wealth in real estate usually are: a fair purchase price, a manageable mortgage, good care and time. We save the excitement for weekends.
